DTCP Approval In Erode
Approval from the DTCP (or the relevant local planning authority under the Act) is mandatory when undertaking land-development or layout proposals beyond certain thresholds. For example:
- Any layout in municipalities or town panchayats may need planning permission if above a certain area.
- In rural areas layouts above certain hectares also need DTCP approval.
Why is it important?
- Ensures the land development conforms to the Master Plan, zoning, infrastructure norms, amenity provisions etc.
- Legal protection: Without approval the land development may be declared unauthorized under Sections 56/57 of the Act (leading to demolition or discontinuance).
- Plotted layouts (residential plots divided into sites) in municipalities, town panchayats, or rural areas beyond thresholds.
- Villa‐projects or group housing schemes where land is being subdivided and sold.
- Building plan approval may be refused or revoked.
- Banks may decline home/plot loans if the layout is not approved.
