DTCP Approval In Krishnagiri

What is DTCP ?

Definition & Legal Basis

The Directorate of Town & Country Planning (DTCP) is the statutory body in the state of Tamil Nadu responsible for land-use planning, development control and regulation of layouts, buildings and infrastructure in areas outside the metropolitan body-jurisdiction. In Tamil Nadu it is constituted under the Tamil Nadu Town & Country Planning Act, 1971 (Act 35 of 1972) which provides that the Government may declare planning areas, appoint planning authorities, prepare master plans and regulate development.

Jurisdiction in Tamil Nadu – in brief

Under the Act, the DTCP has jurisdiction over the entire state of Tamil Nadu except certain areas (for example the Chennai Metropolitan Development Authority (CMDA) region).
In addition to the DTCP’s state-wide role, the Act provides for New Town Development Authorities (NTDAs) and local planning authorities for specific areas.

Frequently Asked Questions

1. What is the difference between DTCP approval and local municipal approval?

DTCP (or the competent planning authority under the Act) approval relates to the layout/subdivision of land and confirming conformity with master plan and zoning. Local municipal/panchayat approval deals with building-plan, occupancy, local services (water, sewer, roads) once the layout/plot is ready. Both may be needed – one does not replace the other.

2. How much time does the approval take in Krishnagiri?

The time depends on the completeness of documentation, size/complexity of layout, inspections by the authority etc. There is no fixed guaranteed timeframe publicly published for Krishnagiri; it’s advisable to allow adequate buffer and engage professionals to expedite.

3. What are NOCs needed?

NOCs refer to No Objection Certificates from authorities whose consent is required (for example environmental, highways, forest, high-tension lines, utility agencies) depending on site conditions and proposed development.

4. Can I build immediately after getting DTCP layout approval?

Once layout approval is obtained, plots within the layout can generally be sold/registered and building plans can then be submitted to the local municipal/panchayat for building construction. However, building cannot start unless building‐plan approval (and other local compliances) are secured.

5.What happens if DTCP rejects the application?

If the planning authority rejects the layout/subdivision application (or raises conditions) then the developer must comply with the conditions (for example revise the layout, provide additional infrastructure) or face cancellation. Meanwhile plot sales should be held in abeyance to avoid buyer distress.
